Westmont Apartments & Retail transformed the former Westmont Shopping Center at the intersection of Columbia Pike and Glebe Road into a 391,000 SF mixed use residential community in Arlington, Virginia. The six-story development brings together 250 apartment homes, 22,708 SF of street level retail, 343 parking spaces, and an extensive collection of indoor and outdoor resident amenities.
Constructed as a wood framed structure over a concrete podium, Westmont includes one below grade and two partial above grade parking levels, with structural steel supporting expansive amenity areas. The residential community surrounds a private courtyard and features a lobby lounge, fitness studio, coworking spaces, game room, pet spa, dog park, grilling stations, and outdoor gathering areas. The exterior combines brick façades and painted concrete panels to establish a strong presence along both Columbia Pike and Glebe Road.
The project began with demolition of the existing shopping center and progressed through 23 weeks of concrete and structural steel work followed by a 16-week framing sequence. BIM coordination helped resolve conflicts between underground utilities, foundations, and the building structure before they reached the field. As construction advanced, Westmont was turned over floor by floor, allowing residents to move into preleased apartments while work continued on the remaining levels. This phased approach required careful coordination of construction activities, access, deliveries, and life safety systems as the project transitioned from an active construction site to an occupied residential community.
