The Courtyard by Marriott in Hagerstown is a seven-story hotel constructed with a steel stud structural system and precast concrete plank. The property includes 96 guestrooms and suites along with an expansive lobby, exterior courtyard, fitness center, indoor pool, kitchen, and supporting hospitality spaces.

A defining element of the project was the use of prefabricated guestroom bathroom pods, an innovative construction approach that was still emerging in the United States at the time. The fully finished bathroom units arrived on site complete with tile, wallcoverings, tubs, countertops, accessories, lighting, electrical components, and exhaust systems. Each unit was positioned within the guestroom before final plumbing and electrical connections were completed. Fabricating these repetitive spaces in a controlled environment allowed bathroom construction to advance concurrently with the building structure while supporting consistent quality and reducing field finishing and punch list work.
