1750 H Street Amenity Center

Owner: The RMR Group
Architect: GTM Architects
Location: Washington, DC
Size: 8,500 SF

This 8,500 SF renovation transformed an existing second-floor common area into a premier tenant amenity destination designed to support collaboration, wellness, and workplace flexibility. The project featured a large multi-functional tenant lounge, a glass-enclosed conference center, shared indoor and outdoor gathering spaces, and an expansive rooftop terrace offering tenants a seamless connection between interior and exterior environments.

The renovation included the construction of new ADA-compliant restrooms, upgraded common corridors, modern finishes, enhanced lighting, and new interior and exterior doors and hardware throughout. Architectural features included fixed and operable glass partitions, custom millwork, and a bi-fold storefront opening that creates a dynamic connection between the lounge and outdoor terrace.

The expanded terrace was enhanced with new paver systems, flexible seating areas, and gathering spaces designed to accommodate both informal collaboration and larger tenant events. Supporting upgrades to the building's mechanical, plumbing, electrical, and structural systems ensured the space could accommodate the new amenities while delivering a modern, best-in-class experience for building occupants.
