700 Quince Orchard Road is a renovated shell R&D/Lab/Manufacturing space in the City of Gaithersburg in Montgomery County, with access to top talent in Maryland’s premier I-270 life sciences corridor. Coakley & Williams Construction initially mobilized and provided demolition and abatement services in Summer 2018. We then remobilized in Fall 2019 to complete demolition and abatement in order to start site work on the project in December 2019.

The building includes three floors and a penthouse, totaling 122,000 sf, with 305 enclosed and surface parking spaces. The building has two electric main utility feeders, two phone services, a new gas service line, emergency generator, new water service and a new sprinkler system. The building also includes two new hydraulic passenger elevators and one refurbished freight elevator adjacent to the loading dock.

This project delivered in Fall 2020. Alexandria Real Estate purchased the property from Rock Creek Property Group in October 2020, and subsequently leased the entire building to Novavax, a vaccine development company currently working on COVID-19.
